
Coatings are maintenance tools, not magic
A roof coating is a fluid-applied layer that seals minor surface wear and can reflect heat on some systems. It can buy years on a commercial membrane that is still structurally sound.
It will not fix wet insulation, failed seams at every penetration, or a deck that is already soft. Those roofs need repair or replacement, not a paint job.
Where coatings work well
Aged TPO or EPDM with surface chalking, light weathering, and solid seams can benefit from a compatible coating. The goal is to slow UV damage and reduce small leaks at surface cracks.
We always start with moisture scans or core cuts when the history is unclear. Coating over trapped water traps the problem and shortens the remaining life.
Questions every owner should ask
What is the existing membrane and how old is it? Is the insulation dry? Which coating chemistry matches this system? What warranty covers labour and material?

Budget and timing
Coatings usually cost less than a full tear-off, which is why they appeal on multi-tenant buildings. Plan the work in dry weather and protect tenants from odour and access disruption.
If your membrane is near end of life, putting coating dollars into a proper replacement can be the better asset decision. We will say so when that is the case.
